CES Integrated

Entry-Level Plumber - CES works with our parent company, multifamily affordable housing developer CHOC, to provide plumbing services to low-income home owners through our partnership with PG&E; CES regularly removes and installs water heaters for these customers. CES also provides regular maintenance, repairs and improvements to multifamily apartment homes for low-income housing property management companies, including CHOC. This includes work required to prepare apartment homes for residency such as carpentry repairs, painting, flooring install, plumbing and drain cleaning. There may occasionally be exterior repairs and maintenance work for projects such as digging, jack hammering, concrete cutting and other labor related projects.

Key Responsibilities:

  • Cut openings in walls and floors to accommodate pipe and pipe fittings.

  • Ability to assist in removal and installation of water heaters

  • Locate, diagnose and repair leaks.

  • Able to diagnose faulty plumbing systems and provide solutions.

  • Provides general plumbing/drain cleaning services.

  • Ability to assist and install/repairs plumbing fixtures such as sinks, toilets, urinals, bathtubs, garbage disposals

  • Ability to diagnose and open clogged drains

  • Assist with installations, maintenance, and repair of plumbing systems.

  • Perform labor-intensive tasks such as digging trenches, moving materials, and lifting heavy equipment, operating jack hammer

  • Help with the setup and removal of equipment, tools, and plumbing components on job sites.

  • Assist with maintaining clean and organized work areas.

  • Learn and follow plumbing codes, safety regulations, and best practices under the guidance of experienced professionals.

  • Troubleshoot plumbing issues and perform basic plumbing tasks.

  • Work in confined spaces such as attics and crawl spaces.

  • Handle tasks requiring agility and flexibility.

  • Provide excellent customer service while on-site, maintaining professionalism and a positive attitude.

  • Ability to drive for long periods of time

CHOC Community Impact

Youth & Community Activities Coordinator - The Youth & Community Activities Coordinator will be responsible for facilitating After School Programs at Winters an affordable housing community, in addition to assisting in planning, organizing, executing a variety of community activities. Community activities are aimed at engaging residents and promoting community cohesion. This role requires creativity, excellent communication skills, and a genuine commitment to building strong relationships within the community.

Responsibilities:

  • Provide homework assistance and skill building exercises to youth residents

  • Work with youth residents to develop their computer and internet skills

  • Assist Services Coordinators in developing and implementing a calendar of community activities and events that cater to the diverse interests and needs of residents.

  • Assist in planning and facilitation of special events for the property

  • Ongoing outreach for student participation and adult volunteers

  • Maintain accurate records of program attendance, computer use, and student progress

  • Coordinate with supervisor in ordering supplies and materials for programs and activities

CHOC Energy

Call Center Representative - The CHOC/Energy Savings Assistance Program is funded through PG&E and Richard Heath and Associates.  This program is designed to provide home energy assessments, energy education and conservation installation services for low income, qualified households in Yolo, Solano, and Sacramento counties. The Call Center Representative manages a high volume of inbound and outbound calls in a timely manner, identifying income-eligible PG&E customers from a proprietary database. The scheduling of Energy Specialist appointments across CHOC Energy’s service area. Candidate should bring a customer service focus to customer relationship building / customer engagement, with a solid understanding of program offerings and requirements. Must have strong phone and verbal communication skills, along with active listening; familiarity with data entry CRM systems and practices a plus, as well as the ability to multi-task, set priorities, and manage time effectively.

Sterling Asset Management Company (Property Management)

Regional Manager - Reporting to the Senior Director of Operations, the Regional Manager is responsible for overseeing a portfolio of 12-14 smaller unit count (15-170 units) affordable housing properties, ensuring strong financial performance, regulatory compliance, and operational excellence. This role requires strategic leadership, data-driven decision-making, and a strong ability to build relationships with internal and external stakeholders.

Required:

  • 7+ years of progressive experience in Multifamily Property Management, including 3+ years as a Regional Manager.

  • 5+ years of Affordable Housing (LIHTC, HUD, USDA) experience.

  • Proven track record of managing property P&Ls, budgets, and financial performance metrics.

  • Strong knowledge of Fair Housing laws, eviction processes, and local landlord-tenant laws in California

  • Experience in staff leadership, training, and professional development.

  • Proficiency in property management software (Yardi preferably, or similar).

  • Valid Driver’s License and ability to travel 50% of the time. Local area mostly.

Preferred:

  • ARM, CPM, or CAM certification is a plus.

Occupancy Specialist - Highlighting Auberry Park, one of CHOC’s affordable housing communities, and its features, as related to prospective resident needs; performing all leasing activities, conducting community tours, processing applications, and preparing leases.

Key areas of responsibility include:

  • Possess a customer focused attitude to ensure we are providing an amazing living experience for our residents. Your success is driven by the relationships you build.

  • Designs and executes marketing activities, including content generation to use in creative marketing and social media campaigns to increase community traffic and generate online reviews.

  • Research current market and competitor conditions that may impact the community’s occupancy and sales results.

  • Achieve occupancy and individual sales goals by following up with potential and current residents through emails and calls.

  • Contributes to operational and company goals through leasing and resident retention programs, including planning resident events.

  • Strong leasing and marketing efforts.

  • Review, process all resident notices pertaining to recertifications.

  • Process annual re-certifications within established timelines.
