CHOC brings quality development expertise to site selection, acquisition, design, construction accounting and supervision, debt and equity structuring, and overall project management. These services are highly complex and specialized, and crucial in navigating affordable housing funding programs and commercial credit markets.
CHOC assists smaller housing nonprofits through sponsorship, deal team assembly, and feasibility modeling. CHOC also assists and joint ventures with market rate developers to achieve affordability.
CHOC successfully works with institutional partners to develop real estate projects including: housing for working families, child development centers, long-term care and senior assisted living, and other continuum of care projects. CHOC is successful in serving institutional entities with complex real estate needs, such as multi-campus university and college systems, health care systems, and religious congregations and orders.

Meet The Real Estate Team
Mr. Nicholas leads Real Estate Development, which includes managing and creating real estate acquisitions in new and existing markets. This primarily includes projects in development and construction process ensuring ongoing project support. Mr. Nicholas is also responsible for the development and construction management to enhance the production of all projects within CHOC’s growing service area. Mr. Nicholas has been working in the field of affordable housing since 2008. His experience is in real estate development and construction management that spans over 25 years. Prior to joining CHOC, he was a consultant for clients that included Mercy Housing, NCPHS, Marin Housing, CIM Group, Starwood Hotels and Ian Schrager Hotels. Mr. Nicholas holds multiple degrees with a MS degree in Real Estate Development from Columbia University, a BPS degree in Architecture from S.U.N.Y. at Buffalo and AAS degree in Construction Technology from S.U.N.Y. at Alfred. He is a licensed Real Estate Broker and General Building Contractor in the State of California.
As Senior Project Manager, Mr. Yadav works with internal and external stakeholders on the pre-development process; this includes the process of securing financing for new and existing projects in CHOC’s pipeline. With an undergraduate degree in Architecture, Sachin recently completed his Master's in Real Estate Development at UC Berkeley, which included studies on various affordable housing and market rate developments. With an additional 12 years of experience in Indian real estate development, Sachin has successfully worked with top-tier developers, handling various aspects of inclusive housing, commercial, and industrial projects. In his spare time, Sachin enjoys meditation, hiking and exploring new cities and cultures.
Mr. Alademir joined CHOC in 2023 as a Project Coordinator. For the last 10 years, Alademir worked as a San Francisco-based project designer. His projects included public schools, high-end residential, commercial and multifamily affordable housing, the latter during the five years he worked for a different nonprofit affordable housing developer. With a Bachelor's and Master's in Architecture, Alademir is in the process of sitting for his California registered architect license exams. In his free time, he likes to read, draw and volunteer; Alademir holds a non-profit chair on the board of Calle 24, located in San Francisco’s Latino Cultural District.
Ms. Dykes assists in the management of construction projects across CHOC’s portfolio, also managing CHOC’s ongoing funding application process, which assists CHOC in the construction of new developments and/or the rehabilitation of existing properties. Patricia works closely with Vince Nicholas, VP of Real Estate Development, and CHOC Project Managers to complete all due diligence associated with the predevelopment process.
Ms. Dykes joined CHOC in May 2022, bringing with her more than 30 years of escrow and title experience. She also holds a notary license and brings many excellent attributes and qualifications to the CHOC organization. A lifelong resident of Solano County, Patti resides on a family ranch dating back to 1869.
Beginning with CHOC in early 2023, Ms. Platt is an integral member of CHOC’s Palm Springs team, assisting in the management of all Southern California construction projects. Working closely with Chief Strategy Officer Joy Silver and Vince Nicolas, VP of Real Estate Development, Platt is also responsible for coordinating real estate development documentation, filing, and overall office administration. Ms. Platt’s past experience includes positions with Elixir Steel Framing, Steel Components USA, Turnkey Building Systems, and STAT, Inc. a software duplication company. In her spare time, Platt helps her husband manage their Palm Desert shoe repair business, and enjoys family time together with their 8-year-old son.
