Monarch Apartment Homes | Palm Springs, CA
The Monarch Apartment Homes is a 60 unit affordable housing development on 3.62 acre vacant parcel of land owned by the City of Palm Springs Successor Redevelopment Agency. The property is located at the Southeast corner of N. Indian Canyon and San Rafael Drive in the Upper Westside One Palm Springs Neighborhood. In partnership with the City under a Disposition Development Agreement (DDA), CHOC will develop the land with rental apartments consisting of one, two and three bedroom units.
The project is designed in a contemporary Mid-Century Modern architectural style incorporating sustainable building materials and components to complement the adjacent, historic Wexler Steel Homes and surrounding community neighborhoods. The elevations and renderings depict the architectural style and finishes for the various residential buildings and a community building. The site plan and landscape accentuate the Monarch Butterfly and natural desert plants for this oasis in the desert.
On February 22, 2024, over 100 guests eventually gathered in front of Monarch’s community center for an event signifying a new era for 60 working families, as well as multifamily affordable housing in Coachella Valley. After six years of planning and anticipation, the day CHOC and City of Palm Springs had long envisioned finally arrived. Under the clearest of blue skies, our shared, historic moment became a tangible reality.
As MC, CHOC Board Member Anyse R. Smith, Esq. began our program: “The Monarch stands as a beacon of hope and a testament to what can be achieved when we come together with purpose and determination,” said Smith.
Palm Springs Mayor Jeffrey Bernstein expressed his enthusiasm for Palm Springs’ newest neighborhood, and how its existence de facto enriches his community. Mayor Bernstein’s speech highlighted the powerful, collaborative effort made by City of Palm Springs and CHOC, directly addressing the urgent need for affordable housing in Palm Springs; this sentiment was repeatedly expressed during our event.
